The Ultimate Tenant Move-In Checklist for Central Oregon

Moving into a new rental is exciting, but there's a lot to keep track of. Central Oregon adds some wrinkles you won't find in other parts of the state, from propane delivery to high desert weather prep. This checklist covers the big stuff so nothing slips through the cracks.

Two Weeks Before Move-In

Start with utilities. Call Central Electric Cooperative or Pacific Power to get your electricity set up. If your rental uses natural gas, reach out to Cascade Natural Gas. A lot of Central Oregon homes heat with propane, so confirm your provider and schedule a tank fill if it's running low. For internet, contact Bend Broadband or TDS Telecom and book installation early. Appointments fill up fast in the summer months.

Get renter's insurance. Most landlords and property managers in Oregon require it, and it covers your stuff if something goes wrong. Policies usually cost $15 to $30 a month, which is a small price for real peace of mind.

One Week Before Move-In

Set up mail forwarding through USPS. Update your driver's license and vehicle registration with the Oregon DMV (you've got 30 days after establishing residency). Let your bank, employer, and any subscriptions know about the new address.

Grab your moving supplies early. If you're moving during winter, keep in mind that ice and snow can throw off the timeline. Have some salt or sand on hand for walkways, and try to schedule the move for midday when it's warmest.

Move-In Day: Document Everything

This step is easy to skip, but it's the most important one. Before you unpack anything, walk through the whole unit with your phone camera rolling. Photograph every room, wall, and appliance. Open cabinets, check under sinks, flip every light switch, and test every outlet. Write down any damage you see, whether it's scuffs, stains, chips, or general wear.

All of this protects your security deposit when you eventually move out. Be thorough, and submit your move-in condition report to your property manager within the timeframe your lease specifies (usually 48 to 72 hours).

First Week Essentials

Find your circuit breaker panel, water shut-off valve, and furnace filter. You want to know where these are before you actually need them. Swap in a fresh furnace filter if the current one looks dirty. Central Oregon is dry and dusty, so filters clog faster here than they would in Portland or the valley. Test your smoke detectors and carbon monoxide alarms while you're at it.

Say hello to your neighbors. In Central Oregon, people generally look out for each other, and a quick introduction goes a long way. It also makes things easier when you need to coordinate on parking, shared fences, or snow removal later on.

Setting Up for High Desert Living

The climate here is unlike anywhere else in Oregon. Summers are dry and sunny with temps in the 90s, and winters bring snow and subfreezing nights. Keep a basic emergency kit in the house: flashlight, batteries, blankets, water, and some non-perishable food. Power outages during winter storms happen more often than you'd expect.

If your rental has a swamp cooler or evaporative cooling system, figure out how to use it before summer hits. These work differently from traditional AC and need occasional maintenance to run well.
